The Concierge is the propertys first point of contact for the Homeowners and the Property Manager. Their primary responsibilities include assisting homeowners, monitoring the building through daily walking inspections, and reporting any problems to the Property Manager. They should also be available to answer calls, accept packages, and monitor building access for the Association.
Major Tasks, Responsibilities and Key Accountabilities
Accept packages for residents
Log receipt and delivery of all packages
Contact homeowners immediately when packages are delivered
Grant and monitor all vendor access to property, including vendors scheduled by residents
Respond to (or forward as appropriate) and track all homeowner inquiries
Complete building walking inspections daily and monitor building for cleanliness, needed repairs, etc.
Notify property manager of issues needing their attention
Track all incidents and contact property manager as needed
Distribute homeowner notices as needed
Provide a daily summary of activities and issues, including daily logs and checklist notes
Daily Walking Inspection Checklist
Ensure all lights are working properly and report any light outages
Ensure all light fixtures are functioning properly
Ensure hallways are clear of debris and obstructions
Inspect walls and carpets for damage or stains
Inspect Fitness Center and verify equipment is in place
Ensure trash and recycle bins are not overflowing
Ensure security of lobby, all doors, all windows, and entrances and exits
Must be eighteen years of age or older
Must pass a Background Check
Education and experience required
Good oral and written communication abilities
The knowledge and skills typically gained through the acquisition of a high school diploma and/or GED
Three years of related experience preferred
